Highest and best use is not a matter of imagination. It is four tests applied in order, and a use only qualifies if it passes all four. Our process follows that sequence, then puts numbers behind the survivors.
We start with what the law allows. Title, plot boundaries, zoning classification, permitted uses, setbacks, height limits, floor area ratio, parking requirements and any easements or restrictions on the deed. Alongside this we record the physical realities: size, shape, frontage, access, topography, soil and utility availability. Between them these define the universe of uses that are even possible on your site.
For each surviving use we assess whether the market actually wants it here. Current supply and pipeline in the catchment, absorption rates, achievable prices and rents, occupancy levels, and the demographic and demand drivers specific to the district rather than the city. A use that is permitted and buildable still fails if the submarket is already oversupplied.
Each remaining use is modelled: development cost, revenue, timeline, phasing and finance, producing residual land value, profit on cost, NPV and IRR on the same basis so the comparison is genuine. Sensitivities are run on cost, price and absorption, because the ranking between two close options often changes when a single assumption moves.
You receive the recommended use with the full reasoning, the comparative financial results for every scenario tested, the residual land value it supports, and a development concept for the recommended option. We present it to your board, investors or valuer, and it feeds directly into the feasibility study or valuation that follows.
For decades, we’ve partnered with visionary investors and their portfolio companies to unlock exceptional value through disciplined financial strategy and execution. Our client-focused approach has helped businesses transform their financial operations and achieve sustainable growth across diverse market conditions.
It determines the use of a property that produces the greatest value, tested against four criteria applied in order: legally permissible, physically possible, financially feasible and maximally productive. A use must pass all four. Many owners assume the answer is the most expensive product the plot can hold, and the analysis regularly shows otherwise.
When you own land and have not decided what to build, when you are considering buying land and need to know what it will support before you bid, when an existing property is underperforming and you are weighing redevelopment or conversion, when a valuation requires the highest and best use to be established, and when a family or corporate asset has sat idle and the board wants an objective answer on what to do with it.
An HBU study asks what should be built. A feasibility study takes a chosen concept and tests whether it works and what it returns. HBU comes first and narrows the field, feasibility comes second and goes deep on the winner. Running a feasibility study on a use that was never the highest and best use is how owners end up with a technically viable project that still leaves value on the table.
Frequently, yes, and we say so when that is the answer. An HBU study is not a licence to recommend redevelopment. Where the existing improvements still contribute more than the land would be worth cleared, the study will show that, and the value of hearing it is that you stop paying to explore alternatives that do not pay for themselves.
That is the first test, not an afterthought. We work from the actual zoning classification and building conditions applying to your plot, including permitted uses, coverage, height and parking requirements, plus any restrictions carried on the title. A concept that cannot be permitted is removed from consideration before any money is spent modelling it.
Most HBU studies take three to four weeks. We need the title deed and plot details, the zoning and building regulations or municipality conditions for the site, any survey or topographic information, the land cost or book value, and your objective and holding horizon, since an owner planning to sell in two years and one planning to hold for twenty will not always get the same recommendation. Start with a free consultation and we will scope it against your site.
Leveraging a vast internal database and sophisticated market analysis, we supply valuable insights into supply-demand dynamics, transaction trends, and the competitive landscape, empowering you to optimally position your property.
