What's the difference between a feasibility study and an HBU (Highest and Best Use) study?

A feasibility study evaluates whether a specific development project is financially viable – analyzing market demand, construction costs, financing, and projected returns for your proposed use. An HBU study determines what the most profitable use of a property could be by examining all legally permissible, physically possible, and financially feasible options. Think of HBU as “what should I build?” and feasibility as “will this specific project work?”

Most feasibility studies take 6-10 weeks depending on project complexity. We analyze market demand and supply, site conditions, zoning and regulatory requirements, development costs, financing options, absorption rates, and financial projections including IRR and NPV calculations. You’ll receive a comprehensive report with clear go/no-go recommendations and alternative scenarios.

We offer both initial advisory and ongoing development support. Our development advisory service provides continuous guidance from project inception through completion, including permitting assistance, contractor selection, construction monitoring, marketing strategy, and sales/leasing oversight. Many clients start with feasibility studies and then engage us for full development advisory.
